John Totin is the founder of The Totin Group, eXp Realty, and has over twelve years of experience in the real estate industry. John is a top seller's agent in San Antonio, ranked in the top 9% of the 7,754 licensed real estate agents in the city, according to statistics published by the San Antonio Board of Realtors. John is also ranked in the top 7% of agents who specialize in the sale of single family homes.
John Totin has spent his entire career in real estate. He got his start in the industry as a mortgage loan originator at the age of nineteen in New Jersey, where he was born and raised. Starting on the financing side gives him unique insights into the mortgage process that help him prepare his clients for pre-approval and financing success.
After marrying his high-school sweetheart, John, his wife, and their toddler son moved to San Antonio. They had fallen in love with the Alamo City after visiting family in the area, and within a few months of their visit, they had relocated. It was during his relocation experience that John started to realize the value that a skilled and experience Realtor can bring to the table.
John and his family chose the Encino Rio neighborhood in North San Antonio for its great schools, great environment for raising a family, and all the shopping, dining and recreational opportunities nearby. And shortly after moving to San Antonio, John transitioned from selling mortgage products to selling homes.
The economic crash of 2008 made business interesting for the new real estate agent, but John used his natural gift for marketing and networking—and his innate competitiveness—to help his clients’ homes sell.
It was during that challenging period that John recognized a flaw in the real estate industry. Several clients listed with John after their listing expired, unsold, with another agent. Those unsatisfied clients complained about a lack of communication with their previous agent. Often, clients of other agencies waited days for a return phone call or a report about an open house. John recognized that many agents were spreading themselves too thin. "When you're trying to be all things to all people, customer service suffers," says John.
John assembled a team of industry professionals including lending officers and home stagers, and added office support staff, to help greatly enhance the quality of service he delivered to clients.
Becoming a part of the eXp Realty family in 2018 also gave John access to cutting-edge technology to dramatically improve the speed, efficiency and innovative capabilities of every part of the real estate service.
